What is Multifamily Real Estate?
Commercial multifamily is considered any residential dwelling greater than 4 units. Our core focus is on acquiring large multifamily properties (properties of 100 units or greater) in proven core and tertiary markets that possess value-add opportunities. The value-add strategies vary, but include stabilizing under market rents, renovating the property to command rent premiums, repurposing under-producing units or space, and improving operations through professional property management.
We avoid properties on either end of the spectrum. We do not target properties in “war zones”, as optimal location is a key aspect of our search. Nor do we target existing turn key Class A luxury properties, as we prefer to build them ourselves. Our typical deal would be a Class B 125 unit garden style apartment building located in a Class A location of a growth market at which we could implement our core value-add strategies. The ability to employ multiple value add strategies enhances potential returns while minimizing the risk.
